George Benda, CEO of Chelsea Group, said, “Ali’i Place has embraced an aggressive energy management program for most of the past decade and Chelsea Group has been pleased to contribute to that effort. Our facilitation of the LEED Certification process at the property represents the culmination of years of teamwork to make the building more efficient – we are really proud of the outcome.” Ali’i Place is a 24-story, highly efficient Class A office complex in Honolulu, Hawai’i. It is centrally located in Honolulu’s downtown financial district. Building management and engineering staff show a continuing commitment to implementing cost-effective and feasible energy saving technologies and operational practices. The building’s achievement of LEED certification marks the effort that has gone into improving and maintaining the building in a thoughtful and effective way. Major sustainability projects at Ali’i Place have included replacement and retrofit of existing plumbing fixtures, upgrades to lighting and the HVAC system, improving the recycling program, implementation of a green cleaning program, and instituting the use of green building materials for tenant improvements. These projects have an estimated annual energy consumption savings of 1.1 million kWh, and an annual cost savings of over $200,000. The perfect 100 on its 2010 ENERGY STAR EPI spotlights that success. The EPA ENERGY STAR Label recognizes the effort and resources that go into maintaining an energy-efficient facility. November 30, 2010 PHOENIX -- Chelsea Group congratulates the Salt River Materials Groups Phoenix Cement Company Plant in Clarkdale, Arizona, on achieving a perfect efficiency record for the third straight year. The cement plant was awarded the highest possible score of 100 on the Energy Performance Indicator (EPI) in 2008 and 2009 and has earned the same perfect score in 2010. This is the fourth year in a row that the U.S. Environmental Protection Agency ENERGY STAR® Label will be awarded to the Clarkdale Plant. The Clarkdale Plant is recognized as the most efficient cement plant in the United States and one of the most efficient in the world. The perfect 100 on its 2010 ENERGY STAR EPI highlights that success. The EPA ENERGY STAR Label recognizes the effort and resources that go into maintaining an energy-efficient facility. "We are pleased to be able to support the efforts of a company that is so dedicated to energy efficiency and sustainability," said Dave Munn, chief technical officer, "Chelsea Group, Ltd. It was an honor to work with Salt River Materials Group to earn their ENERGY STAR Label, and we applaud their great success." Mr. Munn has previously conducted an energy audit at the Clarkdale Plant in support of its energy conservation goals. The Clarkdale Plant continues to work toward reducing energy consumption, emissions, and water consumption. Projects such as modified operating procedures, installation of high-efficiency equipment and lighting, upgrades to existing lighting and compressed-air systems, and employee awareness training contribute to the plants continuing energy-savings progress. Over the 2-year period of the Working off the Waste Competition, Glenborough's 1525 Wilson Boulevard, in Arlington, VA, competed to further shed its energy waste. The 12-story, 316,000-square-foot office building reduced its energy use by 28%, saving 8 million kBtu and preventing 1,218 metric tons of greenhouse gas emissions translating into over $250,000 in reduced energy expenses with raising its ENERGY STAR score to 97. Glenborough continues to be a leader in improving energy efficiency in its buildings through its comprehensive Sustainability Management Program developed by Chelsea Group, which involves programs in energy management, water conservation, waste management, tenant and employee education, and green cleaning and procurement. November 6, 2009 PHOENIX -- With little fanfare, a marriage of financial and environmental sustainability has occurred in the commercial real estate industry. Chelsea Group, Ltd., announced today it had completed Phase II of its sustainability management programs for a seventh major commercial real estate portfolio this year. Chelsea Group, Ltd. is a Hawaii-based Illinois corporation with operations in Honolulu, Phoenix and Chicago. Some of the best known names in the real estate industry have quietly used the Chelsea Group approach to define a sustainable path to the future, identifying, quantifying and beginning to reap both environmental and financial benefits in the process. The numbers are big. Across the seven real estate portfolios, a total of 108 properties comprising over 51 million square feet of commercial real property were thoroughly evaluated for their sustainability performance and potential. Asset categories include commercial office, retail, industrial, hotel, multi-use, and multi-family residential apartments. "Beyond the motivation of doing good, which is where this all started," explained Chelsea Group CEO George Benda, "these leaders in the commercial real estate industry had the vision to see both that future tenants would demand environmental sustainability for their properties and that implementing the projects that would green those properties would cut operating costs." The estimated total investment to optimize sustainability performance in these properties is about $59 million. Resulting annual savings from the investment will be about $19 million. Across just these 108 properties, the owners will realize a net present value (NPV) on these investments of over $134 million, explained Benda. He added that there are several ways to look at those numbers: in addition to the financial benefits, the environment wins with carbon emissions reduced 60,000 tons per year, the equivalent of over 9 million trees planted or over 4,500 cars taken off the road. Another way to look at the benefits is through the U.S. Department of Energy green jobs calculator which shows that this work would generate or preserve 640 jobs in the building trades. Putting hard numbers to the sustainability opportunities in diverse asset categories required groundbreaking approaches and highly disciplined consistency, according to Benda. But the reward was clear, actionable data that could be grasped by non-technical asset managers, the investment professionals who make decisions on what investments will be made at commercial real estate funds. "Like many things in the technical universe," Benda said, "the simpler the end product is to grasp and use, the harder it is to get there. We took the wide range of variables both in the features people consider to reflect sustainability and the diverse systems and designs among buildings, and we found the common denominators to benchmark and project sustainability performance improvements." Carlin Receives ASHRAEs Commissioning Process Management Professional Certification
Carlin, a key technical resource at Chelsea Group, is part of the team that is advancing sustainability projects at over 400 buildings comprising over 130 million square feet nationwide. Chelsea has ongoing engagements in both commissioning and retrocommissioning with over one million square feet of such work in process right now. Being among the first group to obtain ASHRAE recognition for his skills, Terry Carlin reflects the commitment Chelsea Group makes to its clients to bring the best skills and the best people to our projects, and in no context is that more important than in commissioning work, said George Benda, CEO of Chelsea Group. CPMP certification means that clients can be assured that I understand the commissioning and quality control process, which underlies a significant part of my work, said Carlin. ASHRAEs certification standards line up with my philosophy about working closely with clients and their commissioning teams. The ASHRAE CPMP certification program helps building owners, developers, standards writing agencies, and others assess the capability of individuals to manage the whole building commissioning process. To continue to improve building performance, experts agree that the commissioning process should be implemented in new and existing buildings and the correct management of that process is critical. The computer-based exam is offered at testing facilities across the United States and in 19 other nations.
