LEED Silver Certification at Ali’i Place

HONOLULU – Chelsea Group congratulates Bristol Group and PM Realty Group in achieving LEED Silver Certification under the U.S. Green Building Council (USGBC) Leadership in Energy and Environmental Design for Existing Buildings (LEED-EB) for Ali'i Place. This marks the first high rise building in the state of Hawai’i to achieve this prestigious recognition. LEED-EB provides a system of benchmarking to show that certified buildings offer high quality indoor environments, minimize waste to sewer and landfill, and use water and energy efficiently. In addition, Ali’i Place recently received an ENERGY STAR® rating of 97, ranking it nationally in the top 3% of buildings in its asset class.

George Benda, CEO of Chelsea Group, said, “Ali’i Place has embraced an aggressive energy management program for most of the past decade and Chelsea Group has been pleased to contribute to that effort. Our facilitation of the LEED Certification process at the property represents the culmination of years of teamwork to make the building more efficient – we are really proud of the outcome.”

Ali’i Place is a 24-story, highly efficient Class A office complex in Honolulu, Hawai’i. It is centrally located in Honolulu’s downtown financial district. Building management and engineering staff show a continuing commitment to implementing cost-effective and feasible energy saving technologies and operational practices. The building’s achievement of LEED certification marks the effort that has gone into improving and maintaining the building in a thoughtful and effective way.

Major sustainability projects at Ali’i Place have included replacement and retrofit of existing plumbing fixtures, upgrades to lighting and the HVAC system, improving the recycling program, implementation of a green cleaning program, and instituting the use of green building materials for tenant improvements. These projects have an estimated annual energy consumption savings of 1.1 million kWh, and an annual cost savings of over $200,000. In addition, potential utility rebates for these projects add up to about $110,000.

These improvements:

  • Reduced restroom water usage by 40% and landscape irrigation by 45%, saving over 2,500,000 gallons per year
  • Reduced electricity consumption by 16%, eliminating greenhouse gas emissions of approximately 1,000 tons
  • Reduced building waste by 30%, keeping over 8,000 cubic feet out of landfills annually
  • Improved the indoor air quality for tenants, with the goal of improving tenant health and business productivity
  • Reduced building operating costs by 4%, saving tenants over $200,000 annually

Aventine Office Complex in California Earns LEED Platinum Certification

SAN DIEGO – Yesterday Glenborough, LLC celebrated the achievement of LEED Platinum Certification under the U.S. Green Building Council (USGBC) Leadership in Energy and Environmental Design for Existing Buildings (LEED-EB) for the Aventine office complex.  Chelsea Group, Ltd. helped guide Glenborough to this prestigious award, the highest level of LEED Certification. LEED-EB provides a system of benchmarking to show that certified buildings offer high-quality indoor environments, minimize waste to sewer and landfill, and use water and energy efficiently.

“Aventine has embraced an aggressive sustainability management program, and Chelsea Group has been pleased to contribute to that effort,” said George Benda, CEO of Chelsea Group. “We helped by providing a Sustainability Roadmap to identify opportunities and evaluate sustainability investments at the property. Our facilitation of the LEED Certification process at the property represents the culmination of years of teamwork to make the building more efficient – we are really proud of the outcome.”

Constructed in 1990, the Aventine is a Class A office building in La Jolla, California, consisting of an 11-story tower and an adjacent six-story building. Management continuously pursues opportunities to enhance sustainability performance through improvements in energy efficiency and a broad range of sustainability features.

“Our partnership with Chelsea Group was a key factor in the Aventine reaching this high level of LEED sustainability,” said Carlos Santamaria, LEED AP, Glenborough’s Director of Engineering. “Thanks to Chelsea’s guidance and professional resources, Glenborough was able to maximize this project’s effectiveness and reach a new level of energy efficiency and sustainability.”

Pacific Guardian Center Wins Top Energy-Efficiency Honors

HONOLULU -- Chelsea Group congratulates the management team at Pacific Guardian Center in Honolulu on achieving a perfect energy-efficiency record. The downtown office complex was awarded the highest possible score of 100 on the Energy Performance Indicator (EPI) for 2010, earning it the U.S. Environmental Protection Agency's ENERGY STAR® Label. It is currently using about 50 percent less energy than comparable buildings, while still providing quality service and comfort to occupants.

The award marks the efforts of building management to cut energy use and costs while maintaining a commitment to occupant comfort and environmental sustainability. The perfect 100 on its 2010 ENERGY STAR EPI spotlights that success. The EPA ENERGY STAR Label recognizes the effort and resources that go into maintaining an energy-efficient facility.

"The Pacific Guardian Center management works hard to make and keep the complex energy-efficient and sustainable," said George Benda, CEO of Chelsea Group, Ltd. "We are pleased to be able to support their efforts, and we applaud their great accomplishments."

The Pacific Guardian Center continues to work toward reducing greenhouse emissions and making energy-efficient, cost-effective improvements to the facility.

Arizona Cement Plant Earns Perfect Energy Efficiency Score for Third Year in a Row

PHOENIX -- Chelsea Group congratulates the Salt River Materials Groups Phoenix Cement Company Plant in Clarkdale, Arizona, on achieving a perfect efficiency record for the third straight year. The cement plant was awarded the highest possible score of 100 on the Energy Performance Indicator (EPI) in 2008 and 2009 and has earned the same perfect score in 2010. This is the fourth year in a row that the U.S. Environmental Protection Agency ENERGY STAR® Label will be awarded to the Clarkdale Plant.

The Clarkdale Plant is recognized as the most efficient cement plant in the United States and one of the most efficient in the world. The perfect 100 on its 2010 ENERGY STAR EPI highlights that success. The EPA ENERGY STAR Label recognizes the effort and resources that go into maintaining an energy-efficient facility.

"We are pleased to be able to support the efforts of a company that is so dedicated to energy efficiency and sustainability," said Dave Munn, chief technical officer, "Chelsea Group, Ltd. It was an honor to work with Salt River Materials Group to earn their ENERGY STAR Label, and we applaud their great success." Mr. Munn has previously conducted an energy audit at the Clarkdale Plant in support of its energy conservation goals.

The Clarkdale Plant continues to work toward reducing energy consumption, emissions, and water consumption. Projects such as modified operating procedures, installation of high-efficiency equipment and lighting, upgrades to existing lighting and compressed-air systems, and employee awareness training contribute to the plants continuing energy-savings progress.

"We have worked hard over the years to make this plant energy efficient, and these scores mark us as second to none when compared to other cement plants in the United States," said Lew Dodendorf, energy manager, Salt River Materials Group.

1525 Wilson Works Off the Waste

CHICAGO -- Glenborough, LLC, a Chelsea Group Sustainability Management Program client, has received word that they are first among office buildings and fourth overall in the US EPA National Building Competition, Working off the Waste with ENERGY STAR®, to challenge commercial and institution properties to lose energy waste. Glenborough has consistently been a top performer in commercial real estate in terms of both energy conservation and overall sustainability. Chelsea Group has been proud to assist them in their efforts.

"We are honored to be part of this process and we enjoy working with the Glenborough team across their portfolio," said Chelsea Group CEO, George Benda. "It is a real pleasure to see such great people being recognized for their dedication and rewarded for the investment they are making to the benefit of us all, he added."

Over the 2-year period of the Working off the Waste Competition, Glenborough's 1525 Wilson Boulevard, in Arlington, VA, competed to further shed its energy waste. The 12-story, 316,000-square-foot office building reduced its energy use by 28%, saving 8 million kBtu and preventing 1,218 metric tons of greenhouse gas emissions translating into over $250,000 in reduced energy expenses with raising its ENERGY STAR score to 97. Glenborough continues to be a leader in improving energy efficiency in its buildings through its comprehensive Sustainability Management Program developed by Chelsea Group, which involves programs in energy management, water conservation, waste management, tenant and employee education, and green cleaning and procurement.

"This was a motivating competition that resulted in a number of national-level organizations elevating energy reduction strategies to another level," said Carlos Santamaria, LEED AP, Glenboroughs Director of Engineering. Quiet Revolution in Commercial Real Estate

PHOENIX -- With little fanfare, a marriage of financial and environmental sustainability has occurred in the commercial real estate industry. Chelsea Group, Ltd., announced today it had completed Phase II of its sustainability management programs for a seventh major commercial real estate portfolio this year.

Chelsea Group, Ltd. is a Hawaii-based Illinois corporation with operations in Honolulu, Phoenix and Chicago.

Some of the best known names in the real estate industry have quietly used the Chelsea Group approach to define a sustainable path to the future, identifying, quantifying and beginning to reap both environmental and financial benefits in the process.

The numbers are big. Across the seven real estate portfolios, a total of 108 properties comprising over 51 million square feet of commercial real property were thoroughly evaluated for their sustainability performance and potential. Asset categories include commercial office, retail, industrial, hotel, multi-use, and multi-family residential apartments.

"Beyond the motivation of doing good, which is where this all started," explained Chelsea Group CEO George Benda, "these leaders in the commercial real estate industry had the vision to see both that future tenants would demand environmental sustainability for their properties and that implementing the projects that would green those properties would cut operating costs."

The estimated total investment to optimize sustainability performance in these properties is about $59 million. Resulting annual savings from the investment will be about $19 million.

Across just these 108 properties, the owners will realize a net present value (NPV) on these investments of over $134 million, explained Benda. He added that there are several ways to look at those numbers: in addition to the financial benefits, the environment wins with carbon emissions reduced 60,000 tons per year, the equivalent of over 9 million trees planted or over 4,500 cars taken off the road. Another way to look at the benefits is through the U.S. Department of Energy green jobs calculator which shows that this work would generate or preserve 640 jobs in the building trades.

Putting hard numbers to the sustainability opportunities in diverse asset categories required groundbreaking approaches and highly disciplined consistency, according to Benda. But the reward was clear, actionable data that could be grasped by non-technical asset managers, the investment professionals who make decisions on what investments will be made at commercial real estate funds.

"Like many things in the technical universe," Benda said, "the simpler the end product is to grasp and use, the harder it is to get there. We took the wide range of variables both in the features people consider to reflect sustainability and the diverse systems and designs among buildings, and we found the common denominators to benchmark and project sustainability performance improvements."

Chelsea Groups voluntary partnership with the U.S. Environmental Protection Agency's ENERGY STAR means that we will be working toward helping our clients improve the energy efficiency and performance of their facilities; we believe that an organization-wide energy management approach will help our clients enhance their financial health and aid in preserving the environment for future generations.

In partnership with ENERGY STAR, we will help our clients to:

  • Measure and track the energy performance of their facilities at all locations.
  • Set a goal to improve the energy efficiency of their buildings by 10% or more, in support of the ENERGY STAR Challenge

We will also:

  • Encourage our staff and community to learn about the benefits of energy efficiency and to implement appropriate energy efficiency measures
  • Encourage other companies with whom we work to join ENERGY STAR and take the ENERGY STAR Challenge

With the application of its customized Sustainability Management Program, Chelsea Group has helped 73 buildings achieve the ENERGY STAR Label. Chelsea Group has also provided direct support in the establishment, support, or certification of ENERGY STAR Portfolios and ENERGY STAR Label applications in 279 projects, with a total of 73 million square feet of space.

Carlin Receives ASHRAEs Commissioning Process Management Professional Certification

Terry Carlin, Senior Building Scientist at Chelsea Group, Ltd., has received the American Society of Heating, Refrigerating, and Air-Conditioning Engineers (ASHRAE) Commissioning Process Management Professional (CPMP) Certification. He is among the first group in the nation to complete this certification.

Carlin, a key technical resource at Chelsea Group, is part of the team that is advancing sustainability projects at over 400 buildings comprising over 130 million square feet nationwide. Chelsea has ongoing engagements in both commissioning and retrocommissioning with over one million square feet of such work in process right now. Being among the first group to obtain ASHRAE recognition for his skills, Terry Carlin reflects the commitment Chelsea Group makes to its clients to bring the best skills and the best people to our projects, and in no context is that more important than in commissioning work, said George Benda, CEO of Chelsea Group.

CPMP certification means that clients can be assured that I understand the commissioning and quality control process, which underlies a significant part of my work, said Carlin. ASHRAEs certification standards line up with my philosophy about working closely with clients and their commissioning teams.

The ASHRAE CPMP certification program helps building owners, developers, standards writing agencies, and others assess the capability of individuals to manage the whole building commissioning process. To continue to improve building performance, experts agree that the commissioning process should be implemented in new and existing buildings and the correct management of that process is critical.

The computer-based exam is offered at testing facilities across the United States and in 19 other nations. Persons interested in earning the certification must meet eligibility requirements and submit a completed application. Building Sustainability & Asset Optimization workshop

  • On July 10th, 2009, at the University of Hawaii Manoa, George Benda is introducing an intense short course on sustainability in existing buildings that should be of particular interest to anyone who owns, manages, or provides support services to commercial real estate properties.

This course will debut the accumulated sustainability experience from Chelsea Groups sustainability management efforts in over 400 buildings comprising more than 125 million square feet.
