LEED Silver Certification at Ali’i Place
With a vision of achieving LEED certification for their building, along with the sustainability and recognition that accompany it, management of Ali’i Place asked Chelsea Group to provide structured, cost-effective support to work through the LEED Certification for Existing Buildings preparation and application process.

World Trade Center Tower 7 LEED Certification
The World Trade Center Tower 7 is the first building in the complex to be rebuilt following the events of September 11, 2001. The developer, Silverstein Properties, is committed to Leadership in Energy and Environmental Design (LEED) certification for all elements of the project. Chelsea Group was brought on to the LEED team to assist with indoor environmental issues and construction process management.

 

Asset Optimization projects

Capital Planning for a Midwest Office Complex
Chelsea Group was requested by the owner of a twenty-seven story high rise office building, originally constructed in the 1970s, to review in detail all of the mechanical projects identified in their 5-year capital expense budget. Approximately 20 different improvements were anticipated, but the owner desired an independent review of the projects listed by their property management firm for appropriateness and cost justification.

Moisture and Mold at a Tenant Improvement
During tenant improvement renovations at a commercial office building located in Buffalo Grove, Illinois, the general contractor discovered mold growth in several locations in the building. The tenant contacted Chelsea Group to conduct a visual observation of the facility with special consideration to areas with reported biological growth, perimeter spaces, and the exterior building envelope.

Building Energy Analysis
Chelsea Groups building energy analysis provides managers with a baseline report that identifies energy conservation measures (ECMs) and evaluates the potential investment, energy cost savings, and resulting cost/benefit of implementing each of those ECMs. The report includes preliminary estimates of utility rebates for each measure or group of measures.

 

Disaster Recovery projects

LSU Health Sciences Center: Preparing for Restoration
The multi-building campus of the Louisiana State University (LSU) Health Sciences Center in New Orleans, Louisiana, was one of the many properties impacted by the storm and floods of Hurricane Katrina. Though the Health Sciences Center buildings survived, they required extensive cleaning and remediation.

University of Hawaii Flood Cleanup
The University of Hawaii Manoa campus suffered a flash flood late at night on October 30, 2004. Chelsea Group joined the flood recovery project team in November 2004 to provide verification of clean-up, technical assistance on indoor environmental air quality issues, and support for building start-up.

The Aftermath of Hurricane Katrina, Contemporary Arts Center
The Contemporary Arts Center, located at 900 Camp Street in New Orleans, Louisiana, sustained heavy wind and rain damage during Hurricane Katrina. The northwest and southwest corners of the roof were heavily torn, and all of the skylights and many of the windows were blown out. The result was heavy rainwater entry through these openings, which caused the majority of water damage to the building.

Managing Water Damage in a Dorm
The University Center is an 18-story Superdorm that houses 1700 students from four colleges. During the construction phase, a shipment of fan-coil units arrived at the site before the building exterior was completed. They were subjected to the elements, and unfortunately became wet during a storm.

"CSI - Contaminated Scene Investigation" Floodwater Impact Assessment
Chelsea Group offers its floodwater Contamination Scene Investigation (CSI) program to use the right combination of sampling and analytical techniques to determine the source of water intrusion in a building.

LaSalle Bank Building Fire Recovery
After the raging fire on the 29th and 30th floors of the LaSalle Bank building in downtown Chicago on December 6, 2004 was extinguished, a tenant on a lower floor felt the residual effects caused by water damage from putting out the fire. Chelsea Group was brought in a few weeks after the fire occurred to determine the condition of the tenants space following the disaster recovery.
